What do Window Building Regulations cover?

Thermal performance (Document ‘L’)

Document L of the Building Regulations apply to glazing in all buildings, including residential properties. They cover the strength of sash windows and how the windows are constructed. The regulations also address aspects such as how effective the windows are at protecting against cold draughts and maintaining a certain level of thermal performance.

Air supply and ventilation (Document ‘F’)

The UK government has issued a new guide to residential building regulations (2015). It lists the elements that must satisfy the building control officer at each stage of your project. The biggest and first issue is the air supply and ventilation with Document F covering this.

Means of emergency escape (Document ‘B’)

This document summarises the content of the Building Regulations and the requirements set out in Approved Document ‘B’, for windows to escape routes in dwellings and buildings containing more than one dwelling. It also summarises what is required by the open-plan stair regulations.

Resistance to moisture (Document ‘C’)

Water penetration due to wind-driven rain. The ability of a window or door to resist water penetration and harsh weather is regulated by the building regulations (document C). The building control department will check the window and door are compliant with current building regulations, before making an approval. .

Safety (Document ‘N’)

This document gives details of regulations that relate to the safety of premises and provides planning permission for certain aspects of fire safety. `Fire Safety’ (Document ‘N’)
